Boiler
Upgrade The McKinley Foundation and Church are housed in three
buildings. All three buildings were constructed in the early 20th
century, and were heated by a central steam boiler. Due to the age
of the boiler system and piping, maintenance calls were unrelenting;
pipe leaks were practically a weekly event. Eta performed an initial
study analyzing replacement options and recommended replacement of
the central steam with distributed, staged, low-temperature hot
water boilers and circulating pumps that provided thermal zoning in
the buildings where there had been none before. Eta’s field
analysis also highlighted where the piping problems occurred, and
recommended replacing the existing corroded steam condensate piping.
The existing steam supply piping was found to be in good condition
and was reused in the new zoned-heating design as a cost saving
measure. Eta designed a new electronic control system that further
enhanced the energy efficiency of the new modular heating systems.

Eta designed
the mechanical, electrical, and fire alarm systems for the addition
of a new stair tower (required by current building code) inside the
existing building envelope. In addition, other adjacent interior
spaces were architecturally modified to meet the current use
requirements of the building occupants. Eta had to map out the
existing steam heating system (accurate as-built plans were
unavailable), show the selective demolition required, and integrate
the new steam radiators and piping required to provide heating to
the new areas. Eta also traced out the existing (convoluted)
electrical systems to ensure that the new cooling could be added to
the building without upsizing the building electrical service.

. Eta Engineers designed the renovation of the former 11,200 square
feet of car repair bays into a church sanctuary. Working with the
Owners to meet their limited budget, Eta’s design included rooftop
units, baptistery plumbing, new lighting, and integration of the
extensive lighting and sound system controls that were added to the
sanctuary.
